On behalf of our client RCP Investments Ltd we appraised the potential of their surface car park on Princes Street, Ipswich for alternate uses.
This gateway position at Ipswich's premier business address was under-utilised and the design team quickly identified the suitability of the site for commercial uses. The modern design approach and ability to create a significant shop front at ground floor immediately attracted the eye of Savills who entered into a pre-let with our client and successfully moved to their new premises in January 2009.
The property was specifically designed with energy efficiency to the fore and A-rating was achieved. In addition, occupiers of the building benefit from air cooling/heating, full access raised floors, LG7 compliant lighting, 8 person passenger lift and a video access entry system.
The 3 upper floors of office accommodation were launched in a particularly challenging letting market but have successfully been fully let twice since completion.
